Half the relocation calls I take start with "we're looking west of the city" and end with one of these three. They're all on or near the lakes, they're all Hill Country, and they are not interchangeable. Here's how I walk buyers through it in ten minutes on the phone.
Westlake
Closest in. Ten to fifteen minutes to downtown outside of rush hour, Eanes ISD, and the highest price per foot of the three by a wide margin. The lots range from tight in the older sections to estate-sized on the bluffs over Lake Austin. Buyers choose Westlake for the schools and the commute and pay for the privilege. If your budget starts with a one and you need four bedrooms and a pool, I'll be honest about what that buys here versus fifteen minutes further out.
Lakeway
Further out, more lake, more house for the money. Lake Travis ISD, golf, the marinas, and neighborhoods that range from 1970s lake cottages to the newer gated sections. The commute to downtown is real, thirty to forty-five minutes depending on the hour, so Lakeway works best for people who work from home, work in the northwest tech corridor, or have simply decided the lake is worth it. It usually is.
Steiner Ranch
The master-planned option between the two: a large, amenity-heavy community on the Lake Travis side with Leander ISD schools, pools, trails and a lake club, and homes that mostly date from the late 1990s onward. Families pick Steiner for the schools and the community, and for getting a newer house with a yard at a price that Westlake can't touch. The trade is one main road in and out, which you should drive at 5 p.m. before you decide.
How I actually choose with you
Your commute, schools if they matter, the budget, and the style of house you like. Then I show you the three or four streets in each area that actually fit, not the twenty a portal will show you, and we drive them in one afternoon.
