South Congress commercial real estate: what buyers, tenants and owners ask me

South Congress is the street people picture when they think of Austin, and the commercial market on it behaves accordingly. Buildings rarely trade publicly, tenants compete for the same few storefronts, and the owners who hold there tend to hold for a long time. I've closed two sales on the corridor under NDA, $13M and $5.7M, and I represent tenants and buyers there and in the surrounding 78704. These are the questions I get.

Why don't I see South Congress buildings for sale?

Because the owners don't list them. A public listing tells tenants their lease is in play, tells lenders to look closer, and invites every tire-kicker in the city. So the good buildings move through a teaser, an NDA and a short list of qualified buyers, and the first time the public hears about it is when the deed records. If you want to buy on the corridor, you need to be on the short list before the teaser goes out, which means telling a broker who works the street exactly what you'd pay for and being able to prove you can close.

What tenants ask

Rents, obviously, and whether the space they saw on a listing site is actually available. Often it isn't, or it's a sublease with a short remaining term. Then parking, which is the real constraint on SoCo, loading, whether the landlord will fund any build-out, and how the block is changing. I tour with tenants, negotiate the lease and give the honest read on whether the deal pencils before anyone signs. The same goes for the Eastside and the rest of Central Austin.

What owners ask

What it's worth, quietly. Whether now is the time. Whether they can sell without their tenants finding out until it's done. The answers depend on the asset, but the process is the same one I described in the private sale post: short teaser, NDA, memo, qualified offers, close, with weekly written updates and a real number on day one.
